Policies, Terms and Agreements:
Payment Policy: Credit card used to guarantee reservation, must be valid at time of check in. Your card is not "pre-charged" You must register and pay upon check in.
Cancelation Policy: If your plans have changed and you need to cancel your reservation, you will need to contact the motel directly at least 48 hours prior to your date of arrival (check in time of 3:00 pm). Failure to cancel will incur charges for the first night of stay. The remainder of the reservation, will automatically be canceled. If you are with a group reservation, please check with the motel directly for policy of cancelation of a group reservation. *Reservations made through Booking.com (or their Subsidiaries), must be canceled through Booking.com (or their Subsidiaries)
Changes of Reservation: If you need to make changes to your reservation, please contact the motel. We will try and accommodate your changes based on availability. Prices are subject to change based on availability. You must make the changes at least 48 hours priors to original date of arrival to avoid cancelation charges. *Reservations made through Booking.com (or their subsidaries) , must be changed through Booking.com (or their Subsidaries)
Check-in and Check-out Policy: Check in time is after 3:00 pm. If checking in later than 9pm during summer months and 6:30pm during winter, please contact the motel to make arrangements. Check out time is before 11:00 a.m. Utah time. No exceptions for check out times. Do not ask. Late check outs will incur the cost of the nightly stay and will not be able to stay.
Quiet Hours Quiet hours are 10pm to 8am.
Housekeeping: There is daily housekeeping provided. It is only available in the morning hours. If you choose to not have housekeeping for the day, please put your "Do Not Disturb" sign on the outside of the door. If you find that your room was clean, please feel free to leave a tip for the housekeeper.
No Pet Policy: For the convenience of our other guest and in an effort to provide the cleanest accommodations, pets are not permitted in the rooms or on the premises. If a pet is discovered in the rooms or on the premises, a cleaning fee of $250 will be charged to the guest's credit card. The guest will be asked to leave without a refund. Registered Service Animals, under ADA regulations, are the exclusion--PRIOR NOTIFICATION IS REQUIRED. Please understand that Emotional support animals are considered pets. Be aware that Zion National Park does not allow pets to ride the shuttles or be on the trails, other than the Pa'rus trail. They do not permit pets to be left in cars.
No Smoking and E Cigarette Policy: Smoking of any kind is not permitted in the rooms. **RECREATIONAL CANNABIS (MARIJUANA/WEED) IS ILLEGAL IN UTAH**. If we discover that you have smoked in the room or have left cigarette butts, ect. in the room, you will be charged a cleaning fee of $250. Please put your cigarette butts in receptacles located on the premises outside. If smoking outside the room, make sure the doors and windows that are near you, are closed to avoid being charged. You are responsible to keep the smoke outside of the room. Do not walk in a room with any device you are smoking. You will be charged the cleaning fee.
Parking: Due to the limited parking in Springdale, we require our guests to register their car and receive a parking pass for the days they are staying with us. Parking is free for our guests. If you have a visitor, they must register their car and receive a visitor parking pass.
Swimming Pool: Our swimming pool is an outdoor pool. It is heated with solar collectors. It is available during the season, weather, overnight temperatures and equipment permitting. We do not guaranteed the pool will be open between October through April. The swimming pool is for registered guests only. Children under 14 must be supervised by a parent or responsible adult.
BBQ/Playground Area: There is a charcoal BBQ (briquettes are not provided. NO WOOD) and playground available to guests. It is on a first come first serve basis.

The management reserves the right to refuse service to anyone and will not be responsible for accidents, injury to guests or loss of money, jewelry or valuables. Guests agree to be liable for all charges incurred, including damages to rooms, grounds or contents.
